The Tradition of all Real Estate Agency was to represent the Seller… Did you know that in the past when you asked a Real Estate Agent to show you a home, that Agent had to represent the Seller? That doesn't seem fair, does it? It’s a little complicated to explain, but under that older traditional real estate system, all agents were legally bound to represent the Seller and the Buyer had no representation.
Today it’s different… Thank goodness times are changing and educated Buyers can now have a choice. That choice is called Buyers Agency. The majority of homebuyers surveyed for the National Association of Realtors said they would use a Buyer’s Agent the next time they bought a home.
Why Every Homebuyer Should Use A Buyer’s Agent As your personal representative, your Buyer’s Agent shares essential information with you that you have the legal right to know. For instance: Would the Seller accept a lower price? ... The Seller’s reason for selling? ... How many days has the home been on the market? ... How many offers have been made on the home? ... etc. You will have a caring, Realtor who will be devoted to your successful purchase with terms acceptable to you. One who is a specialist in negotiating the best price on your behalf. A Realtor whom you can confide in, and trust, to represent you with full disclosure, and to hold your best interests at the highest priority. |

Shopping for a Rate? Here’s The Inside Scoop On How To Do It Right!
FOUR SIMPLE QUESTIONS YOUR LENDER MUST BE ABLE TO ANSWER CORRECTLY.
1.What are mortgage interest rates based on? The only correct answer is Mortgage Backed Securities or Mortgage Bonds, NOT the 10-year Treasury Note. DO NOT work with a lender who has their eyes on the wrong indicators.
2. What is the next Economic Report or event that could cause interest rates movement? A professional lender will have this at their fingertips. For an up to date calendar of weekly economic reports and events that may cause rates to fluctuate, speak with your loan provider.
3. When the Fed “changes rates,” what does this mean, and what impact does this have on mortgage interest rates? The answer may surprise you. When the Fed makes a move, they can change a rate called the “Fed Funds Rate” or the “Discount Rate.” These are both very short-term rates that impact credit cards, credit lines, auto loans and the like. On the day of the Fed move, mortgage rates most often will actually move in the opposite direction as the Fed change.
4. What is happening in the market today and what do you see in the future? If a lender cannot explain how Mortgage Bonds and interest rates are moving in real time, as well as what is coming up in the near future, you are talking with someone who is probably not a professional with whom to entrust your home mortgage financing.
Be Smart … Ask Questions … Get Answers! COMPARE ESTIMATES – NOT JUST RATES!
Any lender that is willing to earn your business should be more than happy to provide you a good faith estimate, free of charge, on the homes that you are looking at. It is not uncommon to see a lender who will offset a lower quoted rate with higher fees to you. Comparing apples to apples will help you make better decisions.
More than likely this is one of the largest and most important financial transactions you will ever make. You might do this only four or five times in your entire life, but we do this every single day.
